Our Proposals

Cannon Kirk Homes prides itself on delivering high quality and well-designed new homes across Lincolnshire and Cambridgeshire at a price that people can afford.  The emerging Framework Plan for the site delivers the following:

 

  • 50 dwellings of which 20% will be affordable dwellings.

  • A tailored mix of new homes of varied size and type to meet the needs of the local community.

  • Public open space provision which far exceeds the level required to support a development of this scale.

  • Sensitively designed residential development which integrates into the surrounding Barratt David Wilson development proposals in accordance with the approved Broad Concept Plan.

  • A proposal which can successfully connect into the Barratt David Wilson Homes proposals from a movement, green infrastructure and technical perspective to deliver a sustainable and integrated development.

  • Formal play space to promote healthy living and social cohesion.

  • New sustainable urban drainage infrastructure and built form which is located away from land which falls within the higher risk Flood Zones 2 & 3. 

  • Green infrastructure capable of delivering local biodiversity net gains in line with local and national policy.

  • Land sufficient to provide a connection to the local highway network at Wimblington Road.

 

As well as providing new homes for the local community, the proposals will support job creation in the build out phase, including in the associated supply chain; and will support the viability of local business and public transport links through an increase in local spending and patronage arising from the new residents of the scheme.

Local Infrastructure

 

As required by Fenland District Council, Cambridgeshire County Council and other statutory consultees (such as the NHS), our proposals will be supported by any necessary planning obligations and contributions towards local infrastructure. This can typically include funding for additional school places, local healthcare improvements and local transport improvements. The need for such improvements will be confirmed as part of the planning process, however, we are keen to hear your thoughts on what you think would be needed.
